The Aegon UK Property Fund has re-entered the retail warehouse market with the acquisition of the Pontarddulais Road Retail Park in Swansea from a private investor. The retail park extends to approximately 80,000 sq ft and is let to a variety of retailers including Marks & Spencer, Dreams, Carpetright, Pets at Home, Laura Ashley, Argos and Currys, with approximately 12,000 sq ft remaining to be let. The purchaser paid a price of £20.5 million, which reflects a net initial yield of 6.26%, rising to an anticipated yield of 7.1% upon the letting of the vacant accommodation.
