British Land nets sale at Eastleigh

British Land have sold the freehold interest in the Channon Retail Park in Eastleigh, Southampton to Eastleigh Borough Council for a price of £11 million. The retail park has a bulky goods consent, subject to various relaxations, extends to 60,400 sq ft and is let to Matalan, Halfords, Pets at Home and Comet on leases expiring in 2014 and 2024. The average passing rent is £14.12 per sq ft. The purchase price reflects a net initial yield of 7.33%.
