Investment Sale/Purchase of Homebase and Halfords investment, Welford Road, Leicester LE2 7TF

AXA REIM have sold the Homebase and Halfords investment at Welford Road, Leicester to Allianz Insurance for £10.606 million. These two adjoining purpose built retail warehouses total 44,695 sq ft and are let on an overriding lease to Homebase for a further 19 years, who pay a rent of £715,120 per annum (£16.00 per sq ft). The price equated to a net initial yield of 6.38%. Dexter Brown acted on behalf of the purchasers and the vendors were advised by Wilkinson Williams.
