Morley fund new retail park In Harrogate

Morley Fund Management have exchanged contracts to fund the development of the new Harrogate Retail Park on Oakbeck Way, Harrogate, Yorkshire. The development, which is being undertaken by Gregory Properties, is taking place on the site of the existing Focus store and adjoining land and will provide a development extending to approximately 51,216 sq ft. The majority of this is being let to Focus (31,216 sq ft), and Pets at Home (10,000 sq ft) at rents of £14.75 per sq ft and £17.50 per sq ft respectively. A single unit of 10,000 sq ft remains to be let. The anticipated capital payment is £13.44 million, which provides the purchaser with a net initial yield of 5.88%.
