We acquired Rydon Lane Retail Park on behalf of Threadneedle Property Investors following a marketing campaign by the owners, Aviva Investors. We knew the property well, having been the letting agents on the scheme, and were therefore able to give comprehensive advice to Threadneedle Property Investors, who purchased the park for £29.5 million, reflecting a net initial yield of 8.10%.

The property is well let with occupiers including Currys, Pets At Home, PC World, Halfords, Carpetright, DFS, KFC, Pizza Hut and Easy Living. The park was developed in 2003 and comprises 106,193 sq ft of modern accommodation arranged in two terraces. Rents are between £24 per sq ft and £32 per sq ft. Following our acquisition of the property, Wilkinson Williams continued to be retained as letting agents on the scheme.
