Wilkinson Williams were appointed by DSG to provide strategic advice on a vacant 45,800 sq ft solus retail warehouse, which was surplus to their requirements. The property was blighted by a poor access and its configuration made subdivision awkward. Furthermore, the terms of the lease were onerous on assignment or subletting and the property had a very "bulky" planning consent, with a lease liability in excess of £1 million per annum.
Wilkinson Williams were able to negotiate a surrender of the lease on behalf of DSG. We identified a number of potential occupiers and agreed terms with John Lewis for the second of their "Home" stores. Subsequently, the landlord agreed to take a surrender of our client’s lease in order to facilitate a new letting to John Lewis.
