Initially, we acted on behalf of Hercules Unit Trust in acquiring a Kwik Save supermarket site close to their Silverlink Retail Park outside Newcastle. The site was acquired for £5.25 million with vacant possession and planning consent was then secured for a redevelopment for a larger non food retail unit.
The new unit was prelet to PC World at a rent of £22.50 per sq ft and simultaneously a surrender was agreed with them on their existing lease at Silverlink.
Subsequently, we agreed a letting to M&S at £34.00 per sq ft on PC World's existing unit on Silverlink, which has recently opened as a two level 45,000 sq ft M&S store.
